When are permits needed?

1. Dwelling
2. Any finished area inside the home that was not finished as part of the original      building permit. (e.g.; finished basement (full or partial)
3. Accessory structures. (e.g.; garages, detached garages, pole barns, sheds, decks, fences, swimming pools)
4. Any commercial building, commercial addition or alteration

How long is a permit good?

Sarpy County permits are valid for one (1) year from the date issued. Construction must begin within the first six (6) months.

How are Permit Fees Calculated?


Sarpy County permit fees are based on the estimated cost of construction. The following calculations are used to figure the project cost.

 

Residential:

Finished Square Feet @ $80.00 per square foot

Finished Basement @ $45.00 per square foot
(If permitted after the residence is finaled~ calculated @ $ 30.00 per square foot)

Unfinished Basement, Garages, Detached Garages & Pole Barns @ $15.00 per square foot

Decks & Sheds @ $5.00 per square foot.

Fences @ 5.00 per lineal foot

Ground swimming pools & All structures NOT covered by per square foot cost shall be a flat fee of $25.00

Below Ground Swimming Pools shall be a flat fee of $50.00.

Septic Systems that are not permitted with the residence - $50.00.

Electrical Inspections that are not permitted with the residence - $50.00.

Commercial:

Fee based on the group classification and type of construction as per the August 2006 Building Safety Journal (click here to see Commercial Fee Schedule)

 

Once the cost of construction is figured, the permit fees are based on the following chart:

$993.75 for the first $100,000.00 plus $5.60 for each additional $1,000.00, or fraction thereof, to and including $$500,000.00
$500,001.00 to $1,000,000.00
$3,223.75 for the first $500,000.00 plus $4.75 for each additional $1,000.00, or fraction thereof, to and including $1,000,000.00
